Access Statement for Meadow Barn

Introduction

Meadow Barn self-catering holiday cottage is a single storey converted 19th century barn. We have tried to provide as much information as possible but if there are any questions please do not hesitate to call.

Pre-arrival

The nearest bus stop is in Leyburn approximately 1mile away. Local Bus Time Tables are provided.
Taxis are available. Contact telephone numbers are provided.
The nearest main line train station is in Northallerton, 15 miles away. Connection is via bus and/or taxi.
We can provide information in large print on request.
Grocery Shops are located in Leyburn (1 mile away). We can arrange for shopping to be delivered on arrival if desired.
The nearest RADAR toilet is in Leyburn (1 mile away)

Arrival and Car Parking Facilities

The property is situated in the middle of a field; approach is via a rough gravel track through a meadow field and over a cattle grid. There is a pedestrian gate to the side of the cattle grid with grass pathway,

There is ample car parking and turning facilities.
The car park is constructed of large stone gravel and is level.
At the entrance there are several Natural York Stone paving slabs, these are slightly uneven.

Main Entrance

The entrance has a raised threshold of approximately 10cm. High. Followed by one uneven stone step down (depth 45cm. x width 86cm x height 5cm.)
The opening door width is 76cm. The keyhole lock is 96cm. high. Door handle height is 102cm.
Inside is a coir mat that is inset into a recess in the tiled floor.
The cottage has an open plan hall, kitchen, dining and sitting area. All of this area has light coloured ceramic floor tiles with pine coloured skirting and doors. Walls are pale coloured throughout.
Main light switch at normal height, just inside door, operates 2 wall lights. Dimmers

Kitchen and Dining area

Kitchen open plan with dining area.
Worktop height 91cm.
Under worktop double oven. Both ovens with drop down doors
Sink is 91cm high with cupboards underneath.
Ceramic Hob is 91cm. high with control knobs on top to the right.
At least 150cm. Free space around worktop, walls and dining furniture.
Décor is light cream walls, dark wall tiling. Oak kitchen units with black granite style worktop. Light floor tiling. Pine skirting.
Under worktop Larder Fridge with two shelves and pull out bottom salad drawer.
Under worktop Freezer with 3 pull out drawers.
Wall cupboards (over worktop) - bottom shelf 145cm. high. middle shelf 168cm. high and top shelf 187cm. high (measurements from ground level)
2 Corner base cupboards both with swing-out wire carousel shelving.
Under worktop Slimline Dishwasher with pull down door.
Lighting from 2 ceiling down lights, 2 spotlights, 2 under cupboard lights and 1 light above hob.
Table size75cm. x 91cm. (moveable) Legs on each corner. From floor to under lowest point of table (underspace) height 64cm. x width 54cm (between legs at shortest point) and height 64cm. x width 70cm (between legs at longest point)
Free space between table and walls is 86cm.
Chairs (moveable) – 2 chairs with padded seat and no arms. Chair seat height 48cm. 2 further chairs with no arms are supplied, if needed.

Door from main area to utility is narrow. Open door width 64cm. wide. Door handle height 79cm.
Floor area is 155cm. x 91cm.
Worktop height 91cm. with inset sink
Washing machine/ tumble dryer is under worktop. Appliance is positioned on the left, as you enter the room. Appliance door opens (hinged) left.
Small cupboard under sink 36cm. wide
Tall cupboard 159cm. high with linen basket on top.
Wall cupboard (over worktop) Bottom shelf height 136cm. Top shelf height 172cm. (measurements from ground level)
Torch (re-chargeable) with bright light, is supplied.
Long Handled Hook - for easy access to opening windows.
Spot lights with switch at normal height.

Main Sitting Area

Minimum distance, for access between furniture is 85cm. (furniture can be moved to create further space totaling 125cm)
Smoke alarm, audible. Heat detector, audible.
2 other outside doors leading from this area. 1 fully glazed door. 1 Stable door. Both measurements the same. Opening door width 76cm. Threshold height 10cm. Handle height 127cm. Keyhole height 121cm.
One loose rug of contrasting colour on tiled flooring between sofa and fireplace.
One 2 seater sofa and one easy chair, both with arms.

Double bed- king size (5ft wide)
Bed height 64cm. from floor to top of mattress.
Duvets-Non Feather (all season - 4.5tog. clips together with 9.0tog to give 13.5tog.
Pillows-Non Feather with cotton quilted protection covers.
Sheets, duvet covers and pillowcases are 100% cotton.
Bed Throw-Quilted throw Polyester/Cotton mix.
Throw- Polyester Fleece.
Cellular Blanket-spare in drawer under bed.
2 scatter cushions (feather). 2 cushions (non-feather)
Radio/Alarm clock is provided.
Largest free space available is at the side of the bed and is 170 cm. x 143cm clear of doors and furniture.
Space from end of bed to door and wall is 73cm.
1 dining style chair, no arms. 2 easy chairs (1 leather bucket style, 1 Lord loom chair)
Door to outside, fully glazed with voile curtain. Open width 76cm. Handle height 127cm. Keyhole height 121cm. One step up height 7cm. Threshold height 10cm.
Fitted Carpet, light beige colour.
Main lighting with dimmer switches at normal height operates one wall light and two spotlights. Two wall lights, one each side of bed, dimmers, are operated by switches at low level, reached from bed.

Night light-Adjustable to 'motion sensitive' or 'full on' position. Located next to bathroom (en-suite) do

Bathroom and WC (en-suite)

Door from bedroom, opened width 64cm. Door handle height 83cm.
Lighting-Ceiling spotlight and over mirror light (dimmer) are operated by switch, normal height, outside bathroom door in bedroom.
Bath height is 60cm. No bath rails.
Toilet seat height 42cm.
Pedestal washbasin, height of top of basin 80cm.
Shower over bath with flexible hose and adjustable height showerhead. Shower controls height 118cm. (measured from inside bath, base).
Shower curtain and pole.
Flooring- ceramic tiles
Walls and floor tiles of similar colour.
Free Space in bathroom (free of doors and furniture) is 133cm. x 88cm.

Grounds and Garden

Large area of grass at back of property.
Patio area paved with uneven York stone and cobbles.
Three low-level rockeries/screed gardens, planted.
Overall level ground, no steps.
To the side of the property there is a gravelled path linking to the front parking area.
Level grass surrounds the gravelled parking area at the front.
Two Garden Seats with backrest and arms (2 seater). Seat height 43cm.
There are four bench seats around the property with no back and no arms. Seat height 45cm.
Picnic Table Height 75cm.
Outside lighting- High/Low lights at both front and back doors. Solar lights dotted around garden area and each side of entrance gate next to cattle grid.

Additional Information

Mobile phone reception is adequate, depending on service provider.
The cottage is for Non Smokers and No Pets are allowed.
