Please read the Terms and Conditions carefully before making a booking.

We ask you to confirm that you have read the Terms and Conditions when completing the booking form.

We hope you do not have to cancel
your holiday but just in case you have to, for whatever reason, we suggest that you arrange Cancellation Insurance. There are many insurance companies that offer cancellation insurance for
UK holidays. Most can be found on the internet and are relatively inexpensive and will give you that peace of mind.

Terms and Conditions

Number of persons. Persons occupying the property must be no more than two adults.
Arrival and Departure. Normal weekly terms, Saturday to Saturday. Short Breaks (where applicable) are Weekend Break (Friday to Monday). Midweek Break (Monday to Friday). Arrival 4pm on the start day of hire period. Departure 10am at the end of the hire period. Upon departure you are requested to leave everything in a clean and tidy condition with full inventory.
Booking. A deposit of £100 per week is requested at time of booking. The deposit is non-returnable in the event of a later cancellation. Written confirmation will be sent to you on receipt of your deposit with a note of the balance due. Cheque's should be made payable to: Janice Daughters. The cheque should be sent to: (Meadow Barn) Bradford Cottage, Finghall, Leyburn, North Yorkshire. DL8 5NA.
Payment of Balance. The balance is due and payable by you no later than 6 weeks before the holiday commencement date. For bookings made within 6 weeks of the start of the holiday you are required to pay the full price as detailed in the price guide, before booking will be confirmed. The owners reserve the right to refuse entry and to cancel the booking and re-let the property to alternative guests if full payment is not received 6 weeks prior to the start of the booked period.  Late Availability. (Full weeks and Short Breaks) Full payment is required if within 6 weeks of the commencement of the holiday.
Cancellation. So long as written notice of cancellation is received not less than 6 weeks before the commencement of the holiday, you will not be liable to the outstanding balance, However, if cancellation is notified within 6 weeks of the holiday commencement date, you will be liable to pay the full balance, unless we are successful in re-letting the holiday, then we will make a full refund, subject to a deduction of an administration fee. In other circumstances, partial refunds will be made at the owner's discretion. Cancellation on Late Availability bookings for Full weeks and Short Breaks, you will be liable to the full payment with no refund. We strongly advise guests to take out Holiday Cancellation Insurance at time of booking.
Breakages. Any items found to be missing or broken will be paid for by you, as will any damage to the fabric (reasonable wear and tear excepted) of the property. We ask that any damage or breakage be reported immediately to ensure we can replace or repair the item as soon as possible.
Availability. Should the property not be available due to circumstances beyond our control (for example, fire, theft or damage) we shall return all sums to you in full, but you will have no claim against us.
Use of Property. The property is to be used solely for the purpose of self-catering holiday accommodation and accept the owner's right to refuse entry to the property of any person considered unsuitable to take charge. It is requested that the guests leave the property in a clean and tidy condition. The owners reserve the right to refuse booking from previous guests who leave the property in an unacceptable condition.
The owners shall not be held responsible or liable for any accident, loss for mishap to persons or their property whilst using the premises or for any illness or injury arising from any cause whatsoever.
Access. To allow the owners access to the property at all reasonable times. To allow owner and Inspector from the Tourist Board (Visit England) access, when the annual 'Quality in Tourism Assessment' is due. (Guests will be notified, in advance, if the inspection is due during their stay).
NO SMOKING. The property and grounds of the property are STRICTLY for NON SMOKERS only
NO PETS are allowed in the property or grounds of the property.
